We are honored to offer vacant area available for rent at our Building, 444 Hoang Hoa Tham (hereinafter called “Leasing area”) for office use. The specific terms and conditions are as follows:


LEASE OFFER

(Office)

 

We are honored to offer vacant area available for rent at our Building, 444 Hoang Hoa Tham (hereinafter called “Leasing area”) for office use. The specific terms and conditions are as follows:

 

1.  LEASING AREA

Vacant area:  Ground floor; 1st; 2rd; 3rd

2.  MONTHLY RENTAL

3.  DATE OF RECEIVING LEASING AREA TO FINISH INTERIOR DECORATION

Date of receiving leasing area is :

4.  LEASING AREA & RECEIVING AREA TIME

Leasing area excludes wall, partition, pillar, common area (corridor, staircase, lift, WC). Leasing area is area limited by wall, main entrance, window (if available); with floor, ceiling, air conditioner system, electrical system, fire control system.

Lessee has the right to enter leasing area within 30 days counting from receiving leasing area day with the purpose of finishing their leasing area’s interior decoration. In this period, office rental is free of charge, but the Lessee has to pay electrical and water fees.  

5.  STATING DAY OF LEASING CONTRACT

Stating leasing day will be calculated from date       month      year 2015

6.  LEASING TERM

Office leasing term is     years, commencing from the date of signing leasing contract.

 

7.  CONTRACT EXTENTION

Lessees has the right to extent the the Leasing contract with the terms of .....years and up depending on Lessor’s written Agreement on extention conditions before extention period commencing.

 

8.  COMFORTS AND SERVICES

Service charge covers the following

1.      Lighting in common area

2.      Elevators

3.      Business hour: 8h – 18h from Monday to Friday, and from 8h to 13 h on Saturdays.

4.      Water for washing cup and hygiene purpose

5.      Maintenance building’s equipment and  plants

6.      Cleaning & killing insect for the common area

7.      Bodyguard & digital camera CCTV 24 hours a day

8.      100% electric generator  

9.      Fire Alarm & automatic hoses (underground floor)

Service charge doesn’t cover the following:

1.      Electricity used in leasing area (including Air conditioner)

2.      Telephone and internet

3.      Cleaning service in leasing area

9. PARKING SPACE

*  Every 10 sqm leasing area, Free 01 motorbike parking lot; Every 200 sqm leasing area, Free 01 car parking lot.

* Apart from the above eligibility for discounts, renter will have to pay parking fee for car, motorbike according to actual market price at concrete time.

10.  RESERVATION FEE

The Lessee will pay the Lessor reserve charge equivalent to one month leasing charge.

This Reservation fee will be paid within 07 working days counting from the day this Offering Letter is accepted and confirmed by the Lessor & the Lessee.

In case the Lessee fails to sign Leasing Contract, the Reserve charge will not be returned.

11.  DEPOSIT

The Lessee will deposit the amount of money equivalent to 03 month leasing fee. The reservation fee will be deducted from this amount. The Deposit should be paid within 03 working days counting from contract signing date.

The deposit will be hold by the Lessor until the Leasing contract expires, when the Lessee leave the leasing area and finish all duties relating to leasing contract, the deposit will be returned without any interest. The Deposit will not be used to pay leasing fee, service fee or any fee during leasing time.

12.  USE OF LEASED OFFICE

Leased office is used for office/business activities under the Lessee’s Business license.

13.  TRANSFER

The Lessee commits not to transfer, mortgage or by any way transfer holding right the leased area and not be allowed to re- rent total leased area or part of leased area without the Lessor’s agreement.

14. KEEP HEGIENCE

The Lessee keeps hygiene in his leasing area in standard condition according to the Lessor’s requirements.

15. INTERIOR OUTLINE

The Lessee should submit to the Lessor his leasing area interior outline according to Building’s designed standard. These interior outline has reasonable high standard. The interior outline should be approved by the Lessor before implemented

16.LESSEE’S RESPONSIBILITY

The Lessee has the responsibility to furnish his leasing area with his own cost, the Lessor hand over leasing area according to its standard technical details. 

17.EFFECTIVENESS OF THIS OFFER TO LEASE

The offer to lease has effectiveness within       days since signing date
